Thank you for selling or showing a home in Ransom Oaks! Ransom Oaks is a planned community regulated by a set of rules and covenants outlined in the Ransom Oaks Offering Plan and Declaration of Covenants, Conditions and Restrictions. The purpose for these governing documents is to preserve the natural and park like setting in the neighborhood and ensure stable property values. It is important that buyers are aware that the Association does not allow fences, signs, pools, sheds, trailers or campers. This is not a complete list of restrictions, please review the HOA docs for more comprehensive list.  Homeowners are expected to perform general maintenance on their lawn and homes and are required to submit an exterior modification request to the Architectural Committee when they plan to have work done. Please inform potential Ransom Oaks buyers that the community is governed by the Homeowner’s Association Documents and they need to receive a copy of these documents at closing. Each home is responsible for a moderate annual maintenance assessment fee that is billed in January and due by March. This is a separate fee from the monthly dues paid in the subcommunities that belong to two Associations.  The maintenance fee is used to pay for the pools and facilities maintenance as well as landscaping, utilities, taxes, insurance, recreation and management services. Ransom Oaks has three heated salt water pools, five tennis courts, four pickleball courts, five playgrounds, two reservable community rooms, and several common green spaces. There are seven communities located within Ransom Oaks, so the property you buy or sell may be part of one or two Associations and therefore may require several sets of the following documents for closing.
